A valuer registered with the Income-tax Department under Section 514 of the Income-tax Act 2025 (formerly Section 34AB of the Wealth-tax Act) or an IBBI Registered Valuer. Tax filings expect the former; Companies Act matters require the latter.
How much does a property valuation cost in India?
For a residential property: visa and immigration reports ₹6,000–₹10,000, capital gains and income-tax reports ₹10,000–₹20,000, bank-loan reports from ₹10,000. Add 18% GST to every figure. Commercial premises and land are quoted higher because they take longer to inspect.
Can an NRI get an Indian property valued without travelling?
Yes. Documents are shared on WhatsApp, a relative or tenant provides access for inspection, the draft is reviewed remotely, and the signed report is delivered as a PDF with the original couriered abroad.
How fast is a valuation report?
Document-based visa reports in 24–72 hours; inspected capital gains and bank reports in two to seven working days depending on the city.
Is ValuerDekho free for property owners?
Yes. Valuers pay a listing or lead fee; you pay the valuer you choose at the fee quoted in writing. Quotes are never marked up.
How do valuers get listed?
They create an account, submit registrations, cities, purposes and fees, and the ValuerDekho owner reviews the request. Only approved listings appear on the site; the owner can pause or remove a listing at any time.
